Position: Residential Remodel Project Manager
Job Duties:
1. Research and develop a project plan for profitable residential remodel projects in accordance with company guidelines.
2. Research and locate potential real estate opportunities for next project. Forecast ARV (After Repair Value) and locate comparables in accordance with standard real estate practice for as-is and ARV pricing.
3. Research and source financing for the project. Extensive understanding of traditional and alternate types of financing available including no/alt doc, DSCR and construction financing.
4. Estimate resources needed to reach objectives and manage resources in an effective and efficient manner.
5. Prepare budget based on scope of work and resource requirements. Forecast profit after all expenses, holding costs, loan costs are evaluated.
6. Develop and manage a detailed project schedule based on real estate, lending and construction knowledge for maximum project profitability.
7. Spatial planning for each project and design of the home including kitchen, bathroom, color scheme, finishes and overall style of home to suit current market demand.
8. Provide project updates on a consistent basis to various stakeholders about strategy, adjustments, and progress.
9. Manage contracts with vendors and suppliers by assigning tasks and communicating expected deliverables. This includes coordinating internal resources and third parties/vendors for the flawless execution of multiple projects.
10. Utilize industry best practices, techniques, and standards throughout entire project execution.
11. Monitor progress and make adjustments as needed to ensure the successful profitable conclusion of the remodel project.
12. Ensure that all projects are delivered on time, within scope and within budget.
13. TRAVEL: May be required to travel to job sites within normal commuting distance.

Education Requirements: NONE
Experience Requirements: 60 months of experience in job offered, CEO, or closely related.
Special skills requirements:
1. Experience completing and overseeing at least 15 home remodels for wholesale real estate investing from start to finish. This includes the research to find an eligible property, estimate and forecast expenses, calculate resale value, flipping, construction, design, finishes and resale.
2. Experience working as a realtor to find profitable real estate investment opportunities and finalizing the sale of said opportunities. This includes searching the MLS for active listings, making offers, knowing the escrow process, negotiating purchase contracts, and understanding after market values.
3. Experience in lending and creative financing solutions as a Loan Officer.
4. Experience with home construction, specifically the home remodel process.
5. Experience with preparing the budget, forecast and home renovation plan.
6. Experience with the spatial and design planning for all areas of the home renovation.
7. Experience working with local vendors and suppliers in the home remodel field.
8. Experience supervising and managing multiple home renovation projects simultaneously.
9. Must hold an active Real Estate Salesperson License from the State of Arizona, Arizona Department of Real Estate License Certificate.
